Bids will come in cheaper. Saving some money now will ALWAYS be tempting – but what’s in a job for different contractors? Take this water damage, for example:
The best protection is to ALWAYS ask the question – what is my end result? In this case, that could mean anything from patching a hole to leasing a building. If your end result is to lease the building, be certain that your contractor has the same goal in mind. Is there goal to use minimal material and patch the hole, or is their goal to also help you lease the building quickly? Is the contractor’s goal to patch-and-paint as quickly (which means sloppy) as possible, or are they shooting for a quality presentation at completion? If your goal is to lease your building quickly, both you and your contractor should have this end result in mind:
Know your contractor, ask the questions and determine if you both have the same goal in mind when you start the job. You may not select the cheapest bid, but the financial return will be faster and greater – all to your benefit.
