Bids will come in cheaper. Saving some money now will ALWAYS be tempting – but what’s in a job for different contractors? Take this water damage, for example:

The best protection is to ALWAYS ask the question – what is my end result? In this case, that could mean anything from patching a hole to leasing a building. If your end result is to lease the building, be certain that your contractor has the same goal in mind. Is there goal to use minimal material and patch the hole, or is their goal to also help you lease the building quickly? Is the contractor’s goal to patch-and-paint as quickly (which means sloppy) as possible, or are they shooting for a quality presentation at completion? If your goal is to lease your building quickly, both you and your contractor should have this end result in mind:

Our goal? Brighten up Dallas, one building at a time. Check out the before, during and after pictures of this exterior paint job. Deep lines in the brick required the right technique to get full coverage with no light boxing or shadows. Do it right and a paint job will last for years to come. (Just don’t do it on the cheap as you’ll be painting again 2 years down the road!)

Looks like a proposed significant hike in inspection fees has been tabled for now. Thanks to a coalition of builders and realtors, the proposed increase has been held back. Trinity River Project a Half-Step Closer

This is good new, especially in tough economic times. Big development along the Trinity River Corridor would provide a huge boost to local investors, developers and realtors. While the funding isn’t quite law yet, making it through the Texas House panel is a good sign. Check out more from the Dallas Morning News Article.

One interesting comment from a DMN reader noted:

Low bidders sometimes end up being expensive due to these change orders that they know they’ll need to complete the project.

So true… It is not easy finding a contractor that will bid a whole project up front. At any rate, this development could be coming at an optimal time – important news for the Dallas community.

Zebra Store??

Whoa Nellie! This isn’t our paint job, just another example of what you can find in our backyard! This spunky building is home to MDVC Creative, a local agency specializing in marketing and creative services. In fact, a large number of older buildings have been remolded right around our shop’s location. The past 5 years have done wonders for the area and the ‘Trinity River Corridor’ projects will only add to the popularity of this area of town. Now… can you guess the location? Here’s a hint:

Trail Marker in the Design District

Most locals agree… times are a bit slow right now. July is typically more of a down time for us, so I’ll take the opportunity to post some pictures of development and items of interest that are right in our back yard! I mentioned the trail in an earlier post as a part of the development process happening outside of downtown Dallas. Check out the main website for the Trinity Strand Trail!

To the left, you’ll see a recently constructed trail marker that is located in the Dallas Design District. The trail head will lead through the levee system and connect to larger trail systems already established in the area. Phase 1 is scheduled to be completed by next year, running behind the Anatole (and right beside our shop!). Especially during these challenging economic times, any development is good news to investors, realtors and general contractors in the Dallas area.
